distressed.ae is a marketplace platform that connects buyers with sellers of distressed real estate properties in the United Arab Emirates. We provide:

• A platform to list distressed properties for sale
• Tools to search and discover below-market opportunities
• A credit-based system to unlock full property details
• Direct communication between verified buyers and sellers

3. User Accounts and Registration

To access certain features, you must create an account. You agree to:

• Provide accurate, current, and complete information during registration
• Maintain and promptly update your account information
• Maintain the security of your password and account
• Accept responsibility for all activities under your account
• Notify us immediately of any unauthorized use of your account

4. Credit System and Payments

Our platform operates on a credit-based system:

• Credits can be purchased through our secure payment gateway
• Credits are used to unlock full property details and seller contact information
• All credit purchases are final and non-refundable except as required by law
• Credits expire 365 days from the date of purchase
• Unused credits cannot be transferred or exchanged for cash
• Pricing is subject to change with notice

5. Seller Responsibilities

If you list properties on our platform, you agree to:

• Provide accurate and truthful property information
• Have the legal right to sell or represent the property
• Respond promptly to inquiries from verified buyers
• Maintain professional communication with potential buyers
• Update or remove listings that are no longer available
• Comply with all UAE real estate laws and regulations

6. Buyer Responsibilities

If you purchase credits to unlock properties, you agree to:

• Use unlocked information only for legitimate property purchase purposes
• Not share, resell, or redistribute unlocked property information
• Conduct your own due diligence on all properties
• Respect seller privacy and communication preferences
• Comply with all UAE laws regarding property transactions

7. Prohibited Activities

You may not:

• Post false, misleading, or fraudulent property listings
• Harass, abuse, or harm other users
• Attempt to circumvent our credit system or payment processes
• Scrape, copy, or distribute platform content without permission
• Use automated systems to access the platform
• Interfere with or disrupt platform services
• Violate any applicable laws or regulations

8. Platform Role and Disclaimers

distressed.ae serves as a marketplace platform only. We do not:

• Guarantee the accuracy of property listings or information
• Act as a real estate broker, agent, or intermediary
• Verify property ownership or legal status
• Guarantee that transactions will be completed
• Provide legal, financial, or investment advice
• Assume liability for disputes between buyers and sellers

9. Intellectual Property

All content on the Platform, including text, graphics, logos, images, and software, is the property of distressed.ae or its licensors and is protected by UAE and international copyright laws. You may not reproduce, distribute, or create derivative works without our express written permission.

10. Limitation of Liability

To the maximum extent permitted by UAE law, distressed.ae and its affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the platform. Our total liability shall not exceed the amount you paid us in the 12 months preceding the claim.

11. Indemnification

You agree to indemnify and hold harmless distressed.ae, its affiliates, officers, directors, employees, and agents from any claims, damages, losses, or expenses arising from your use of the platform, your violation of these terms, or your violation of any rights of another party.

12. Termination

We reserve the right to suspend or terminate your account at any time for violation of these terms, fraudulent activity, or at our sole discretion. Upon termination, your right to use the platform ceases immediately. Unused credits may be forfeited upon account termination for cause.

13. Governing Law and Jurisdiction

These Terms of Service shall be governed by and construed in accordance with the laws of the United Arab Emirates. Any disputes arising from these terms or your use of the platform shall be subject to the exclusive jurisdiction of the courts of Dubai, UAE.

14. Changes to Terms

We reserve the right to modify these terms at any time. We will notify users of material changes via email or platform notification. Your continued use of the platform after changes constitutes acceptance of the modified terms.
