The Story

The true "distressed" assets and "below market value" deals were circulating in closed loops. They were snapped up by well-connected insiders and institutional buyers long before a regular investor even saw a "For Sale" sign.
We could not out-network the establishment, so we decided to out-compute them.
The Engine
We built Distressed.ae as an internal intelligence engine. Leveraging our background in tech, we wrote code to scour the digital landscape. Crucially, we utilize official DLD Data from Dubai Pulse, which has been made available to the public since 2024.
This allows us to access comprehensive data for all sale and rental transactions, building information, and building service charges.
Our algorithms were designed to ignore the noise and find the signal. We did not just look for price drops; we looked for motivation. Our tools identified the invisible footprints of distress, from specific semantic keywords in descriptions to anomaly detection in transaction histories, allowing us to spot sellers who needed to exit now.
